Cottonwood Creek Subdivision, in San Marcos, Texas, is a new master planned residential community, located on State Highway 123 Southeast in the preferred growth area of San Marcos.
All of the zoning, development agreements, utility service plans and on-site improvements have been approved by the City of San Marcos. Phase 1, Section 1, which includes the construction of the new Bowie Elementary School, on-site utilities, roads and central detention pond, has been completed. In addition, Cottonwood Creek is grandfathered under the old Capital Recovery Fee of San Marcos which totals $890 per lot. The current Capital Recovery Fee is $4,651 per lot.
This subdivision is designed to create a diverse range of housing availability including single family, town home, garden home, condominium, duplex, apartment and zero lot line. There are over forty acres of parkland green space for recreational and aesthetic enjoyment located within the subdivision. Commercial Tracts are located within the subdivision, as well. The new San Marcos High School, is located adjacent to our Multi-Family Site on the west side of Highway 123.
There are over 200 homes currently built with in the subdivision, and more under construction.

The finished improvements include utilities to the subdivision, subdivision entrance, main entrance streets – Monterrey Oak and Rattler Road, lift station, central detention pond and improvements to State Highway 123, including left hand turn lane and stop light at Monterrey Oak.
