Creek Subdivision, in San Marcos, Texas, is
a new master planned residential community,
located on State Highway 123 Southeast in
the preferred growth area of San Marcos.
All of the zoning, development agreements,
utility service plans and on-site improvements
have been approved by the City of San Marcos.
Phase 1, Section 1, which includes the construction
of the new Bowie Elementary School, on-site
utilities, roads and central detention pond,
has been completed. In addition, Cottonwood
Creek is grandfathered under the old Capital
Recovery Fee which totals $890 per lot.
The current Capital Recovery Fee is $4,651
per lot.
This subdivision is designed to create
a diverse range of housing availability
including single family, town home, garden
home, condominium, duplex, apartment and
zero lot line. There are over forty acres
of parkland green space for recreational
and aesthetic enjoyment located within the
subdivision. Commercial Tracts are located
within the subdivision, as well. The new
San Marcos High School, which has an anticipating
opening date of August 2007, is located
adjacent to our Multi-Family Site on the
west side of Highway 123.
Available for sale are Phases 1, 3 and
4. The 2.51 acre Public Zoned Fire and EMS
site in Phase 3 is not available for sale.
The residential property alone consists
of 312.36 acres and a total of 1,376 lots.
The first 102 lots are part of Phase 1
of the subdivision. They are currently being
finished out. These lots will be ready for
homes this summer. The average approximate
lot size of the 102 lots is 50’x120’.
The 102 Finished Residential Lots can be
purchased for $2,907,000.00.
At this time, all of Phase 1, a total of
463 lots, can be purchased for $7,000,000.00.
The paper lots in Phases 3 and 4 are $9,000
each, for a total of $8,217,000. The commercial
sites will be priced out by request.
Currently, the only section in Phase 2
that is available for sale is the 20.95
acre Multi-family apartment site. It is
zoned for an allowable density of 18 units
per acre. Utilities are in place. The price
is $2.50 per square foot, for a total of
$2,280,000.
Also included with the sale are the improvements
previously completed. The finished improvements
include utilities to the subdivision, subdivision
entrance, the entrance street – Monterrey
Oak, lift station, central detention pond
and improvements to State Highway 123, including
